How pricing, discounts, and security deposits work on Blueground

E1. How pricing works on Blueground

Blueground does not set prices. We retrieve them directly from your PMS.

How pricing syncs

  • Blueground imports nightly rates, fees, taxes, and discounts.
  • If you use dynamic pricing software (e.g., PriceLabs, Wheelhouse, Beyond Pricing, etc.) please note that Blueground is not currently integrated with these systems. We only retrieve the pricing via your selected integration method so please make sure that the integration via those systems and your PMS is working properly.

Discounts applied

Your listings can receive extended stay pricing plans, e.g., 20% discount for 30d+ stays, from two sources:

  • Your PMS (e.g., length-of-stay discounts)
  • Your Extended Stay Pricing Strategy, as configured by you in the Partner Portal (In Settings → Pricing Strategy)

How it works

Blueground builds one total discount from the settings you control in the Partner Portal, then compares that total with the total your PMS sends and applies the higher of the two.

→ Your Partner Portal discounts combine in sequence, not by adding up:

  • Your Extended Stay Pricing Strategy applies first
  • Your new listing promotion, if enabled, then applies to what is left

Example

A $1,000 monthly price on a listing with both enabled:

  • Extended Stay Pricing Strategy takes 20% - $800
  • New listing promotion takes 15% of that - $680

The guest pays $680, an effective discount of 32% - not 35%. Sequential discounts always total slightly less than adding the percentages together.

We then compare that 32% with the total discount your PMS sends for the same duration and apply whichever is higher.

What this means for you

  • No need to duplicate PMS discounts in your Partner Portal
  • Your Portal settings acts as a minimum (floor)
  • If PMS sends a higher discount → it overrides
  • Only one side applies: either your combined Portal total, or your PMS total, never both

Common reasons for pricing differences

  • PMS has outdated prices
  • Your dynamic pricing software is failing to sync with your PMS
  • Multiple discount layers stacking
  • Incorrect seasonal prices

E2. Configuring LoS (Length of Stay) pricing strategy

You can manage LoS pricing strategy directly in the portal.

How to update

  1. Log in to the Partner Portal
  2. Go to Settings
  3. Select Pricing Strategy

Note: This is not available for Avantio integrations.


E3. Monthly prices & additional discounts

Blueground automatically retrieves all pricing and discount data from your integration. In the portal you can see each listing's full-stay and length-of-stay prices, not just the nightly rate — so you can check exactly what a guest pays for a given stay length. You can configure your pricing strategy inside Blueground using the Partner Portal:

How to update

  1. Log in to the Partner Portal
  2. Go to Settings
  3. Select Pricing Strategy

Minimum stay rules are set per market and shown on the Blueground website.

  • Partners may set longer minimum stays than Blueground's market minimum
  • Partners cannot set shorter stays than Blueground's market minimum

Minimum stays change based on market strategy and local regulations.


E5. How security deposits work on Blueground

Partners can choose whether the security deposit is collected by Blueground or collected manually by the partner.

Option 1 — Security deposit collected by Blueground

Category: Security Deposits → Collected by Blueground

To enable this:

  • Add the security deposit as a surcharge in your PMS
  • Blueground collects the deposit through the booking flow
  • Blueground includes the deposit in your payout
  • The partner is responsible for refunding the deposit to the guest after the stay

If your PMS cannot push this surcharge, we can adjust the settings for you. Please email partner-onboarding@theblueground.com with the security deposit amount you'd like us to collect, and our team will make the update on your behalf.

Option 2 — Security deposit collected by the partner

Category: Security Deposits → Collected by Partner

Partners may choose to handle the deposit themselves. This is mandatory for Avantio users because Avantio does not transmit deposit data.

How to set this up

If your PMS does not include the security deposit:

  • Add a disclaimer to the listing description explaining that the deposit will be collected offline after booking
  • Inform the onboarding team so the correct disclaimer is applied

If your PMS does include the surcharge but you want to collect it manually:

Avantio note

  • Avantio does not send deposit quotes, therefore partners must collect deposits manually
  • Blueground automatically adds the relevant disclaimer to Avantio listings

E6. How and when guests receive their deposit refund

If Blueground collected the deposit

  • The deposit is forwarded to the partner through their payouts
  • Partners must refund the guest after the stay, withholding any amount depending on their property inspection
  • Refund terms follow the partner's own policies and local regulations

If the partner collected the deposit

  • The partner is solely responsible for refunding or withholding the deposit

Important

Blueground does not refund deposits to guests directly, even if Blueground collected the funds initially.


E7. Applying the new listing promotion

New listings have no booking history, so guests are more likely to pass them over. The new listing promotion gives each of your new listings a temporary discount on its first 3 bookings, so it can build a track record faster.

What it does

  • Applies an extra discount to listings that have no bookings yet
  • Stays active until that listing takes its first 3 confirmed bookings, then switches itself off for that listing
  • Cancelled bookings do not count toward the 3

How to turn it on

You can enable it during onboarding, or at any time in Settings - Pricing Strategy.

  • Choose one of the suggested percentages, or set your own
  • The minimum is 5% - there is no maximum
  • The 3-booking limit is fixed and cannot be changed

It is an account-level setting: switching it on enrols every listing that currently has no bookings. Listings that already have bookings are unaffected.

How it combines with your other discounts

The promotion applies on top of your Extended Stay Pricing Strategy, in sequence - see E1 for a worked example. Blueground then compares the combined total with the total your PMS sends and applies the higher one.

Seeing it per listing

Open any listing and go to Discount Details. You will see:

  • Configured on your PMS - the discounts we received from your system
  • Configured on Blueground - your Extended Stay Pricing Strategy and the promotion
  • A worked example of the combined discount
  • A counter showing how many of the listing's first 3 bookings have been used

If you turn it off

You can disable it at any time in Settings - Pricing Strategy. Listings currently enrolled stop receiving the promotion immediately. You may later see a recommendation on your dashboard suggesting you switch it back on.
